We provide sustainability advice, assessments and analysis within the built environment to help our clients achieve their goals at an affordable cost. Our main focus is on planning condition mitigation and environmental assessment methods such as BREEAM, HQM and Passive House. We offer architectural design and project management services and pride ourselves on being a family owned company providing a more personal service.

What does this mean?

  • All commercial buildings need an EPC (Energy Performance Certificate)
  • On new build properties, this is accompanied by a Brukl document which provides further detail on the construction U-values, energy use and emissions levels.
  • The levels of assessment are based on whether its existing (level 3), new build (Level 4) or non-standard/complex in nature (Level 5).
  • The level 5 DSM assessment also allows us to find many other parameters of an operational building, heat loads, cooling loads, fan loads, thermal performance. The list is near endless.

All local authorities have planning policy relating to energy usage and carbon emissions. With the governments drive to reduce carbon emissions to Zero in the future, we provide energy or sustainability statements which show the energy and emissions predicted for a dwelling or commercial building based on the design specification provided.

  • BEM and SAPs calculations are used to work out the energy use and carbon emissions, which is then fed into the Energy/Sustainability assessment, and through working closely with the design team, compliance with local authority planning requirements will be shown and confirmed, mitigating any planning conditions for energy/carbon emissions

What does this mean?

  • More and more emphasis is put on the internal environment within buildings, and through the use of internal daylighting analysis, the average internal daylight factor can be reported to show whether natural lighting levels would be satisfactory.
  • When building or extending properties, natural light and daylight to surrounding properties can be affected. Using right to light analysis, the level of affects can be realized which would then provide further guidance in terms of design/massing or confirm the suitability of the proposals. This is further looked at for surrounding public spaces in overshadowing analysis, which provides guidance on the reduction in light levels to open spaces in close proximity of the site.
  • High levels of internal glare can result in effects on personnel wellbeing and lead to poor working conditions. Through using internal glare analysis to report the levels found, further design input can be provided to mitigate high internal glare, ensuring the internal environment is pleasant and workable.

What does this mean?

  • Certain building types need to meet criteria for thermal performance to ensure they do not “overheat” for a specified number of hours, reach certain internal temperatures or fluctuate in temperature too wildly.
  • Thermal analysis of the building, with guidance from specific standards will reveal any issues that may arise based on the specification of the building and HVAC.
  • Early advice is recommended to ensure, that if changes are required, they can be undertaken during early design, rather than at costly build stage.

What does this mean?

The Building Research Establishment Environmental Assessment Method is BRE’s flagship assessment method for revealing the sustainable credentials of a development. It runs alongside the design and construction stages of the project and results in certification to a certain level, often conditioned by planning.

05. HQM One Assessments

05. HQM One Assessments

What does this mean?

The Building Research Establishment Home Quality Mark One is BRE’s flagship assessment method for revealing the sustainable credentials of a residential development. It replaced the Code for Sustainable Homes assessment method and again runs alongside the design and construction stages of the project and results in certification to a certain star level, often conditioned by planning. HQM One focuses on personal wellbeing as well as the sustainable credentials, looking at the internal environment, connectivity/future-proofing of dwellings and running costs.

06. Ecology Surveys and Assessments

What does this mean?

Prior to development on many sites, it is often a requirement to conduct a Phase 1 Habitat Survey (Biodiversity Statement) in order to satisfy the requirements of Planning Conditions. This is undertaken in line with industry best practice, as set out by Natural England and the Joint Nature Conservation Committee and involves a site visit in order to look at sustainable habitats. As necessary the Phase 1 Habitat Survey will recommend further specific surveys for protected species is required.

What does this mean?

Working to the latest British Standard BS5837:2012, we can calculate the Root Protection Area (RPA) and provide a survey of the existing trees which meets with the approval of the local authority and assists in the sensitive design of any development. Tree Constraint Plans can also be produced, and advice given to developers and architects to assist in formulating the most efficient Master Plan for your site.

What does this mean?

It is often a requirement for developers to provide the planning and highway authorities with a TA as part of the submission of their planning applications. Our Highway Engineers are able to offer advice on the size and scope of TA, modal choice and trip attraction, trip distribution, traffic assignment, road safety and parking for all types and sizes of development from superstores, shopping centres and retail parks to offices, industrial parks and residential developments.

We can offer services from simple drawing up of plans for planning approval, to detailed design sufficient for Building Control approval. We offer ancillary services such as completion of the planning application right through to helping you match brickwork for the perfect finish.

What does this mean?

  • Certain types of BREEAM assessment (lease agreements) can be certified to a certain extent by utilizing Green Lease agreements. This provides a commitment at the design stage, that the tenant that takes on the lease of the property will meet/carry out certain elements of the BREEAM process to ensure the targeted level will be met once they have carried out there fit-out works. Items such as flow rates for installed sanitaryware’s or lighting types.
  • As part of many BREEAM assessments, credits can be achieved through the provision of a Building User Guide, this provides a guide to both the technical and non-technical building users on the operation, design and practical use of the building and its services.
  • A relatively inexpensive additional documentation, which secures further credits towards the overall BREEAM rating.
  • An Indoor Air quality report provides a plan which confirms the design of the buildings intake and extract systems are such that they do not result in recirculation of “dirty” air and external pollutants. Another inexpensive additional report, which secures additional credits towards the overall BREEAM score.
  • Pre-demolition reports are required when a structure is to be demolished as part of the BREEAM assessed works. We can carry out the site visit and reporting in line with BREEAM requirements to ensure this pre-requisite is not overlooked.
